Every adult (18+) that will live in the house at least 14 days per year completes an application. It does not require a social security number or bank account information. The application is online, FCRA compliant and takes just a few minutes to complete if you are prepared. If after an appointment you're seriously interested in applying, we'll send the link in response to your email of sincere interest.
If your application and all the applications for your family or group are not complete, it or they are not processed. It or they also are not processed unless all applicants have attended a face-to-face appointment and a dog interview, if requested.
One house. One lease. One tenant. We don't get involved in roommate or partner breakups. We pick one tenant. That person is legally and financially responsible for the house. The tenant must have an excellent FICO score, live in the house full time and meet the usual 3X* total housing standard without a cosigner or financial guarantor. Everyone else 18+ living in the house more than 14 days per year is an occupant who applies on a separate application, submits the standard screening reports through our provider, must be named in the lease as an occupant and must have lease-compliant renter's insurance.

*The tenant cannot combine income with anyone or need a cosigner or lease guarantor to financially qualify. 3X of total housing costs is based on current paycheck gross income (for self employed it's net as reported on your C, K1, etc.) less any fixed monthly payments reported on your credit report.
